Search "virtual office Dubai" and every result sells you a Dubai address. But if you run a company in Dubai, the address you are probably missing is the other one — an Abu Dhabi-registered address. And the reason it matters is a piece of regulation that catches almost everyone out: Tawtheeq and Ejari are separate tenancy registers, and neither covers the other emirate.
This guide explains which one you need, what each one unlocks, and what it costs.
Quick Answer
A Dubai company needs an Abu Dhabi-registered (Tawtheeq) address when it wants an Abu Dhabi licence, an Abu Dhabi branch, a corporate bank account for an Abu Dhabi entity, Abu Dhabi government or ADNOC contracts, or visas for an Abu Dhabi entity. That address costs from AED 5,500 per year at Tasreea Business Center and is live within 24 hours. A Dubai (Ejari) address remains mandatory for a DED licence, and the two are not interchangeable. See the virtual office for Dubai businesses page for the full package.
The one thing to understand first
Most people assume a "business address" is a single thing you buy once. In the UAE it is not, and the distinction is legal rather than administrative.
| Abu Dhabi | Dubai | |
|---|---|---|
| Tenancy register | Tawtheeq | Ejari |
| Regulator | Department of Municipalities and Transport (DMT) / ADREC | RERA and the Land Department (DLD) |
| Supports an Abu Dhabi or Dubai licence? | Abu Dhabi only | Dubai only |
| Registered by | Business centre with a tenancy contract | Landlord or business centre, with an Ejari registration certificate |
A Tawtheeq-registered address does not satisfy DED. An Ejari-registered address does not satisfy ADDED. If you are a Dubai company that also wants to operate in Abu Dhabi, you end up with two addresses, and that is not a quirk of the system — it is how both emirates verify that a company genuinely has a local presence before licensing it.
Six things an Abu Dhabi address unlocks for a Dubai company
1. An Abu Dhabi mainland licence. Abu Dhabi mainland formation is quicker to issue and cheaper than the Dubai equivalent, and a Dubai founder can hold both. The licence application needs a registered Abu Dhabi address, and getting the tenancy registered is the slow part — which is exactly why a virtual office package exists.
2. An Abu Dhabi branch licence. If your Dubai company has won work in Abu Dhabi, a branch licence lets you contract there without establishing a second full company. The branch still needs a locally registered address, and this is the piece that takes longest to arrange.
3. ADNOC and government contracts. Abu Dhabi government and semi-government tenders require an Abu Dhabi-registered entity with a locally verifiable address. This is a requirement, not a preference — a Dubai address is not a substitute, because the tender documents ask for Abu Dhabi registration specifically.
4. A corporate bank account for an Abu Dhabi entity. Most UAE banks will open a corporate account for an Abu Dhabi-licensed company where the address is registered with Tawtheeq. The supporting document banks ask for is a KYC letter confirming the registered business address, which a business-centre package issues as standard.
5. Visas and Emirates ID for an Abu Dhabi entity. Investor and employment visa applications for an Abu Dhabi company require an Abu Dhabi registered address. A virtual office supports one to three investor visa allocations; employee quotas scale with physical floor space, so a company hiring a team will eventually need a real office.
6. UAE corporate tax and VAT registration. Registration follows the emirate the entity is licensed in. The same registered address covers the tax registration once the licence is issued.
When a Dubai address is the only option
There are cases where an Abu Dhabi address will not help, and it is worth being clear about them:
- A DED mainland licence. This requires an Ejari-registered Dubai address. Full stop.
- A Dubai free-zone licence (DMCC, IFZA, DAFZA and similar). These require a Dubai address, with tenancy registered through the zone's own rules.
- A Dubai tenancy contract for a physical office. If you sign a lease in Business Bay or JLT, the contract is registered with Ejari.
- Dubai employment visas. Residency follows the licence, and the licence follows the address.
Tasreea's Dubai desk handles all four of these, and the Abu Dhabi desk handles the other six. Same account manager, one invoice trail.
What it costs
The published Abu Dhabi figure is AED 5,500 per year, covering:
- A Grade A commercial address with a Tawtheeq-registered tenancy contract
- Mail handling, logging and forwarding
- Call answering on a dedicated line
- A bank KYC support letter
- One to three investor visa allocations
- Support with the ADDED application, visas and PRO transactions
There is no DEWA connection charge, no utility bill and no security deposit, because there is no physical premises for you to take on. A Dubai virtual office address usually costs more — commonly AED 8,000 to AED 20,000 a year depending on the area and the package — with similar inclusions.
A worked example
A software consultancy is registered in Dubai and has just won a twelve-month Abu Dhabi government contract. It needs to bid as an Abu Dhabi-registered entity, employ two staff based in the capital, and open a corporate account for the Abu Dhabi entity.
The sequence is:
- Take the Tawtheeq-registered virtual office (AED 5,500/year) — address live in 24 hours.
- File the Abu Dhabi branch licence and the ADDED approvals, using the same manager.
- Open the corporate account with the KYC letter already issued.
- Process the two employment visas against the same address.
The company never signs a lease, never pays a year's bills for an office nobody sits in, and never briefs a second vendor for the paperwork. If the contract ends in twelve months, the address can lapse with it.
When a physical office makes more sense
The virtual office is the right call when the requirement is registration. It is the wrong call when the requirement is presence — because visa quotas, government tender scoring and client visits all reward square footage you can actually show.
The honest sequence for a Dubai company that has outgrown the virtual office: take a flexi desk at AED 49 per day, and move into a private office from AED 2,499 per month when the headcount justifies it. Both sit in the same premises as the registered address, so the licence paperwork does not need to change when you upgrade.
Frequently Asked Questions
Is a virtual office legal for company registration in Abu Dhabi?
Yes. A virtual office with a registered tenancy contract is a recognised option for mainland company registration in Abu Dhabi, and the registered address is accepted for trade licensing, visa applications and bank account opening.
Can I open a bank account with a virtual office address?
Yes. The package includes a bank KYC support letter confirming your registered business address, which is what most UAE banks request for a corporate account. Acceptance criteria differ by bank, so share your target bank in advance.
How many visas can I get with a virtual office?
One to three investor visa allocations. Employee visa quotas scale with the physical floor space of an office, so a company hiring a team needs a real office.
Does a virtual office need DEWA connections?
No. There is no DEWA connection charge, no utility bill and no security deposit, because you are not taking on physical premises.
Can I get a DED licence with a Tawtheeq address?
No. A DED licence requires an Ejari-registered Dubai address. If you need both an Abu Dhabi and a Dubai registration, you need both addresses — and both can be managed from one account manager.
How long does it take to get the address?
Usually 24 hours. The tenancy contract is registered with Tawtheeq and the KYC letter is issued the same day. The trade licence application then takes five to seven business days.
