Premises: lease, Ejari and why location changes the total
Premises is the line most likely to swing your final number, and it is the one we mark as varies because it genuinely depends on where you look. Ejari is the tenancy registration system for Abu Dhabi leases, and Tawtheeq is the equivalent used for some premises types. Two businesses on identical licence structures can face completely different totals purely because one signed a lease in a premium district and the other took a shared desk in a business centre. The medical test is AED 250 and Emirates ID with residency is AED 900 on our fee table. Both are per person, and both repeat for every additional employee you bring in. A Sole Establishment licence is annual, so renewal is a recurring event rather than a one-off. The items worth asking about each cycle are the licence renewal itself, the annual e-channel fee, and insurance. Ask which of those are bundled into a renewal quote and which are billed separately, because renewal is where itemisation tends to get looser.
Corporate tax registration and filing
Corporate tax registration with the Federal Tax Authority is AED 400 on our fee table, and it appears as a “crucial” step rather than an optional extra. Registration and filing are two different costs, and the registration fee is the one you see at setup. On the mainland rate: 0% up to AED 375,000 of taxable income and 9% above it, for most mainland companies. Free zone rules differ. Check the Federal Tax Authority for the current position rather than relying on any summary, including this one.
Costs that start after your licence is issued (2026-2027 compliance)
Setup cost is only the first layer. Once you are trading, a small number of recurring compliance obligations appear, and they are the reason two businesses with identical setup costs can have very different year-two bills.
- Corporate tax return. The return is due nine months after the end of your financial year.
- VAT. Registration is mandatory once taxable supplies cross the statutory threshold, and registered businesses file on a periodic basis.
- E-invoicing. Businesses at or above AED 50 million in revenue are required to appoint an Accredited Service Provider by 30 October 2026, with integration live from 1 January 2027; smaller businesses follow from 1 July 2027.

How do I compare two quotes? Put both side by side as line items, not totals. Write each quote's items in a single column, mark anything missing as excluded rather than zero, then compare the same lines across both. If you have no staff and no need for floor space, do not pay for premises or labour quota you will not use. The Freelance Licence does not permit labour recruitment, and the Trader Licence requires no lease. Both are cheaper starting points than a Sole Establishment for a genuinely solo operator, and both can be a deliberate first step rather than a compromise. How long does setup take?
On the timelines published on our licensing pages, the licence is issued within 2-3 business days after documents are submitted through ADDED, and visa processing takes around 1-2 additional weeks. Express options exist for urgent cases. Treat these as the standard path rather than a commitment, because extra regulatory approvals, document corrections and immigration appointment availability all affect the real duration.
